Vaughan — including Woodbridge, Maple, Kleinburg and Concord — has one of the highest concentrations of self-employed homeowners in the GTA. Contractors, trades and small-business owners often earn well but show a low taxable income. This guide explains how to get approved.

    Why banks decline self-employed borrowers

Banks typically average your last two years of personal taxable income. If you write off expenses to reduce tax, your qualifying income drops. That is where alternative lenders help.

    • Stated-income programs: qualify on a reasonable income for your industry, supported by business bank statements
    • Gross-up programs: some lenders add back 15–25% to your line 15000 income
    • Business-for-self insured: possible with 2+ years in business and strong credit

    Private second mortgages

Need funds fast for a tax arrears payment, a business opportunity or a renovation? A private second mortgage is secured by your home equity and can close in days. Rates are higher, so it is best as a short-term bridge with a clear exit plan — typically refinancing into a prime or alternative lender within 12–24 months.

    Owner-occupied commercial property

Buying the unit your business operates from in Concord or Vaughan Metropolitan Centre builds equity instead of paying rent. Expect 25–35% down, with lenders reviewing both business financials and personal credit.

    Business financing

Jay also arranges equipment financing, working capital and business loans so you can handle home and business borrowing in one conversation.

    New builds and pre-construction

Vaughan has large volumes of new townhomes and condos. Lock a long rate hold, plan for closing costs and development charges, and make sure your approval still works at final closing — which can be years after signing.

    Broker fees

Prime-lender mortgages cost you nothing. Alternative and private lending carry a disclosed broker fee explained before you commit.
