How lenders evaluate
Commercial lenders look at debt service coverage ratio (DSCR), typically 1.20 or higher, loan-to-value, the tenants and lease terms, and the borrower's net worth and experience.
Down payment
Most commercial mortgages need 25% to 35% down. CMHC-insured multi-residential programs such as MLI Select can allow much higher loan-to-value for qualifying projects.
Documents
Rent roll, leases, operating statements, appraisal, environmental report and personal net worth statement are typical.
Timeline
Commercial deals take longer, often four to eight weeks, because of appraisals and environmental reviews. Start early and build conditions into your offer.

- Mixed-use building: $1,200,000; net operating income $84,000/year
- Loan at 70% LTV: $840,000; sample rate 5.75%, 25 years: about $5,250/month ($63,000/year)

Properties with up to four residential units can use residential lending. Mixed-use and larger buildings need commercial financing.
