    Can a lender count my RSUs or tech bonus?

    Some can. Many lenders will use a two-year average of bonus income, and a few will consider vested stock with a track record. We look at your pay stubs and offer letter to find lenders that treat your income fairly.

    Can parents buy a condo in Waterloo for their student?

    Yes. Options include buying it as a rental property, co-signing with the student, or using a parent-backed owner-occupied program that can allow a smaller down payment in some cases.

    What is the mortgage stress test?

    Federally regulated lenders must qualify you at the higher of 5.25% or your contract rate plus 2%. It is set by OSFI and means you must show you could handle a higher payment than the one you will actually make.

    Is a student rental near UW a good investment?

    It can be, but it depends on the property, licensing, vacancy and your other finances. Lenders typically want 20% or more down on rental properties and will count only part of the rental income.

    Does Waterloo have a municipal land transfer tax?

    No. You pay Ontario's land transfer tax only. First-time buyers can receive a refund of up to $4,000.

    How fast can I get pre-approved?

    With your documents ready, a pre-approval usually takes one to two business days. It holds a rate, often for up to 120 days, while you shop.
