    A home equity line of credit (HELOC) lets you borrow against your home as needed, pay it back, and borrow again. It is a flexible tool for renovations, emergencies or investments, as long as it is used with a plan.

    Who this is for

    Limits

    A standalone HELOC can be up to 65% of your home's value. Combined with a mortgage, total borrowing can reach 80% of value, with the HELOC portion capped at 65%.

    Rates and payments

    HELOC rates are variable, usually prime plus a margin. Minimum payments are often interest-only, which is flexible but means the balance does not shrink unless you pay extra.

    Readvanceable mortgages

    Some lenders combine a mortgage and HELOC so that as you pay down the mortgage, your available line grows. This can support strategies like the Smith Manoeuvre for investors; get tax advice before using it.

    • Home value: $800,000 → 80% limit $640,000
    • Mortgage balance: $380,000 → available HELOC up to $260,000 (within 65% cap)
    • Draw $50,000 for a kitchen at sample prime + 0.5% = 5.45%
    • Interest-only payment: about $227/month
