Question 1

How much does it cost to use a mortgage broker in Ontario?

Accepted Answer

For most standard mortgages, nothing — the lender pays the broker. Private and some alternative mortgages carry a broker fee, disclosed upfront.

Question 2

How is a mortgage broker different from my bank?

Accepted Answer

Your bank can only offer their own products. I access 50+ lenders — banks, credit unions, monoline lenders and more — and find the one that fits your situation best.

Question 3

Can you help if I'm self-employed or have bruised credit?

Accepted Answer

Absolutely. I specialize in complex situations that banks often decline. I know which lenders are the right fit.

Question 4

How quickly can I get pre-approved?

Accepted Answer

Many clients receive a pre-approval within 24–48 hours. In urgent situations, I can often move faster.

Question 5

What areas do you serve?

Accepted Answer

I focus on Kitchener, Waterloo, Cambridge and Guelph, and help clients across Ontario.

Question 6

Is it too early to talk to you if I'm not buying for 6 months?

Accepted Answer

No — it's actually the best time. We'll review your credit, get you pre-approved, and lock in a rate hold. Start early, stress less.

Question 7

Can you help with mortgage renewals and refinancing too?

Accepted Answer

Yes. Renewal is one of the biggest opportunities to save thousands. Never auto-renew with your bank — call me first.
